Is buying a ground floor apartment in Bulgaria a terrible idea?

I've been looking at some relatively cheap properties in Bulgaria, mostly around Sofia and some coastal towns, and I noticed ground floor (parter) flats are significantly cheaper than the rest. A local friend warned me to stay away from them due to constant issues with rising damp, mold, and poor security. Are ground floor apartments really that problematic here, or are these just exaggerated myths? Would love to hear from people who actually live there year-round.
