Is 12 EUR/sqm a standard maintenance fee in Sunny Beach?

I am currently looking at a few properties in Sunny Beach and was shocked to see that the annual maintenance fee is quoted at 12 EUR per square meter. This seems quite high compared to what I remember from a few years ago, but I haven't been active in the market for a while. Is this the current standard rate for complexes in that area, or am I looking at overpriced properties? I'd love to hear from fellow owners if this is normal or if I should keep searching for something more reasonable.

Unfortunately, yes, 12 EUR per square meter has become quite common in Sunny Beach for complexes with pools and security.

That is absolute daylight robbery! A few years ago 6 to 8 euros was the absolute maximum.

It really depends on the amenities. If you have 24/7 security, multiple pools, and year-round maintenance, 12 is unfortunately the new normal.

Check who manages the complex. If it's the developer, they usually inflate the fees massively.

Mine is 10 EUR/sqm and I still feel like I am getting ripped off because the elevator breaks down every month.

Run away from any place charging 12 EUR. At that rate, you are basically buying the apartment twice over a 20-year period.

Inflation hits maintenance costs too. Guards, cleaners, and pool chemicals all cost way more now.

True, but 12 euros is still excessive for Sunny Beach standards where the season is only 3 months long.

Look for complexes further away from the beach. The fees are usually lower there.

Good luck selling a property with a 12 euro fee later on. Buyers hate high maintenance costs.

Spot on. High maintenance fees are the main reason properties in Sunny Beach are so hard to resell.

My advice to the author: keep searching. There are still decent places charging around 6-8 EUR.
