Best methods for transferring large sums to Bulgaria for property purchase?

I am currently in the process of buying a house in Bulgaria and need to figure out the most cost-effective way to move my savings from my home bank account. My local bank is quoting some pretty high fees and a terrible exchange rate, which would really eat into my budget. I've looked at services like Wise and Revolut, but I'm worried about security and transfer limits given the large amount required for a real estate transaction. Has anyone here gone through this recently and found a reliable provider that doesn't charge a fortune? Any tips on navigating the bank regulations or proof of funds requirements would also be greatly appreciated.

I used Wise for my apartment purchase in Varna last year and it was seamless. Just keep in mind you might need to provide the property contract to them as proof of source of funds for such a large amount.

Does Wise actually handle those amounts without blocking the account? I've heard horror stories about frozen funds.

For real estate sums, don't use the standard app interface. Reach out to their 'Wise Business' or 'Large Amount' support team directly so they can whitelist the transaction.

Honestly, just do a SWIFT transfer from your home bank. Yes, the fees are higher, but for a house purchase, it's safer to have the paper trail directly from your bank to the seller's notary account.

I second the SWIFT recommendation. When dealing with Bulgarian notaries, they often prefer seeing a bank-to-bank transfer confirmation for anti-money laundering compliance.

Check out CurrencyFair. I used them for my relocation to Sofia and they were significantly cheaper than the high street banks for the conversion rate.

Make sure your Bulgarian bank account is already open and active before you initiate the transfer. Trying to send money to a notary's escrow account without a local presence can sometimes cause delays.

Exactly, the notary in Bulgaria usually requires the funds to be in a local account or directly wired to their client account. Don't try to send it to a random personal account.

Don't even think about crypto for property. You will never be able to prove the source of funds to the Bulgarian authorities, and the deal will likely collapse at the notary office.

I used a specialized FX broker. They gave me a much better rate than any bank and handled all the documentation for the Bulgarian bank to accept the incoming wire without issues.

Be prepared for the Bulgarian bank to ask for a mountain of paperwork. They are very strict about AML regulations, so have your bank statements and proof of income ready in English.

The key is to give your bank a heads-up before you move the money. If you just dump 100k+ into an account without warning, it will get flagged immediately.

Good luck with the purchase! It's a bit of a headache with the transfers, but once the property is under your name, it's all worth it.
