Can anyone recommend a trustworthy estate agency in the Varna region?

Hey everyone, I'm currently looking to buy a property near Varna, but I'm feeling a bit overwhelmed by the number of local real estate agencies. Since I'm not a native Bulgarian speaker, I really need someone reliable who can help guide me through the paperwork and avoid any hidden pitfalls. Has anyone here had a positive experience with a specific broker or agency in the area? Any recommendations or warnings about who to avoid would be hugely appreciated!

Check out Unique Estates, they handle a lot of international clients in the Varna region and their agents speak fluent English.

I agree with the previous comment about Address, but make sure you negotiate their commission upfront because it can be on the higher side.

Whatever you do, stay away from smaller, unbranded agencies operating out of small offices near the Sea Garden. A friend of mine got scammed that way.

To answer your question about the scam, they ended up having to hire a lawyer to untangle the bad paperwork, which cost way more than using a reputable agency.

I recommend contacting BulgarianProperties, they have an office right in Varna and specialize in foreign buyers.

Seconding BulgarianProperties. Our agent helped us with the notary process and even got the utility bills transferred into our names.

Are there any agencies that charge a flat fee instead of a percentage? Percentages get crazy high for properties closer to the beach.

To the user asking about flat fees: unfortunately, almost all traditional agencies in Varna stick to the standard 3% commission from both buyer and seller.

Just remember to hire an independent lawyer regardless of which agency you choose. Never rely solely on the agency's legal team!

Mirela is generally decent, but it really depends on the individual broker you get assigned. Some are amazing, others barely reply to emails.
