Thinking of buying a ski apartment in Bansko for rental income. Good idea?

I've been looking at some cheap apartments in Bansko lately and I'm seriously tempted to buy one primarily for rental income during the winter season. Prices seem really low compared to other European ski resorts, but I'm wondering if there's a catch regarding maintenance fees, management companies, and actual occupancy rates. Has anyone here actually bought property there recently and can share if it's genuinely profitable or just a money pit?

Bansko is definitely cheap to buy in, but selling it later is a nightmare.

My uncle bought a place there five years ago and honestly regrets it. The maintenance fees eat up most of the rental profits.

I second what the second user said. Those yearly maintenance fees can sneak up on you, especially if the complex has a pool or elevator that constantly breaks down.

It can be profitable if you manage it yourself through Airbnb, but using a local property management company will kill your margins.

Usually anywhere from 8 to 12 euros per square meter per year, but some luxury complexes charge way more.

The winter season is also pretty short. You basically have January and February as peak months, and maybe parts of December and March if the snow is good.

Exactly what @ski_enthusiast said. What do you do with the apartment from May to November? Summer tourism in Bansko is growing, but it's nothing compared to the winter rush.

Stay away unless you plan on using it yourself a lot. As a pure investment, there are much better options.

I bought an apartment there two years ago and it pays for itself plus a small profit, but I handle all the cleaning and check-ins remotely with a local cleaner. If I paid a full agency fee, I'd be losing money.

For me it is because I love visiting Bansko myself for snowboarding anyway. So it doubles as a holiday home.

Just make sure you check the building's technical passport and unpaid utility bills from previous owners before signing anything. Lots of hidden traps in Bulgarian real estate.
