Buying property in Bulgaria remotely via POA

I've been looking into purchasing a vacation apartment in Bansko, but I currently cannot travel to Bulgaria to handle the paperwork in person. Has anyone successfully completed a property purchase using a Power of Attorney granted to a local lawyer or a trusted agent? I'm curious about how the verification process works and if there are specific pitfalls I should watch out for regarding the notary acts. Any recommendations for reputable legal firms that handle these types of remote transactions would also be greatly appreciated.

I did exactly this back in 2021. It's perfectly doable, but you absolutely need a lawyer you trust 100%. Don't use the developer's lawyer under any circumstances.

Exactly what @User1 said. The developer's lawyer represents the developer, not you. Hire an independent one to do the due diligence on the notary deed.

How do you verify the lawyer's credentials from abroad? I'm worried about getting scammed.

Check the Bulgarian Bar Association website to see if they are actually registered. That's the first step.

Bansko is a great choice, but be careful with the maintenance fees. Some complexes have hidden costs that only appear after you sign the deed.

I used a POA for my place in Sunny Beach. The hardest part was getting the apostille on the documents in my home country. Make sure you get that right or the Bulgarian notary won't accept the POA.

Is it worth it to buy remotely? I feel like I need to see the property in person before dropping that much money.

I'd suggest hiring a local property scout to go take videos for you. A lawyer handles the legal side, but a scout tells you if the building is actually falling apart.

Just make sure the POA is very specific about what they can and cannot do. Don't give them a 'general' POA; limit it strictly to the property purchase and utility transfers.
