I have a couple of small rental units in the city that have been vacant for a few months now, and I'm looking for reliable ways to secure steady income. I remember hearing a lot about government-backed refugee housing programs in the past, but I'm not sure if they are still active or taking new landlords this year. Has anyone here gone through this process recently, and is it still worth looking into? I'd love to hear about people's experiences with the paperwork, payment reliability, and property condition afterward.

Yes, the programs are definitely still active this year, at least in my region. The local council is actually desperate for landlords right now because the housing shortage is so bad.

To add to what the first poster said, the demand is super high, but the bureaucratic hurdles have gotten even worse recently. Be prepared to wait months just to get the initial inspection done.

I rented out a two-bedroom flat through a municipal scheme last year. Payment reliability is 10/10 because the rent comes directly from the government every month like clockwork. That part has been a huge relief.

@User4 Honestly, normal wear and tear is to be expected with any tenant, but the government agency actually covered the minor repairs through a guarantee fund. Just make sure you read the fine print of the contract.

It really depends on which city you are in. In our town, the program was quietly scaled back due to budget cuts, so you have to deal more with NGOs now rather than direct government contracts.

I tried looking into this last month and gave up. The communication from the housing office is just terrible, nobody ever picks up the phone or replies to emails.

@User7 I had the exact same experience at first. You basically have to walk into their office in person to get anything moving. Calling is a total waste of time.

Is it true that you are locked into a fixed-rate below market value if you join these programs? Someone told me they force you to discount the rent by at least 15 percent.

@User9 Yes, that's usually the catch. They ask for a discount compared to the private market, but in exchange, you get guaranteed occupancy and zero risk of unpaid rent. For me, it was a fair trade-off.

Honestly, if your units have been vacant for a few months, the lost rent is already costing you more than any small discount the government program would ask for.

Check out local non-profit housing associations too. Sometimes they act as the primary tenant and sub-lease to the refugees, which means they take full responsibility for the property condition.
