Recommendations for an English-speaking property lawyer in Burgas?

I am currently in the process of looking at some apartments in the Burgas area and I am getting a bit nervous about the legal side of things. I really want to make sure the title deeds are clean and that there are no hidden debts on the property before I sign anything. Since my Bulgarian is still quite basic, I am looking for a reliable, English-speaking lawyer who specializes in real estate transactions. Does anyone have any personal recommendations or someone they have used recently that they were happy with? Any tips on what I should watch out for during the due diligence process would also be greatly appreciated.

It is definitely wise to be cautious. I used a firm called 'Legal Consult Burgas' last year when I bought my place in Sarafovo and they were very thorough with the title checks.

I second that recommendation. They handled my purchase in Pomorie and made sure everything was documented properly.

Whatever you do, don't just use the lawyer suggested by the real estate agent. Always hire your own independent legal counsel.

Exactly! The agent's lawyer is there to close the deal, not necessarily to protect your interests.

Usually, it is a percentage of the property value or a fixed fee depending on the complexity. Ask for a quote upfront.

I used a lady named Elena Petrova. Her English is excellent and she caught an issue with the tax assessment that could have caused me problems later.

Make sure you check for any 'encumbrances' on the property. My lawyer pulled a certificate from the Registry Agency to ensure there were no mortgages against it.

That's a standard step, but yes, never skip it! Also, check the utility bills history to ensure the previous owner doesn't owe anything.

I had a bad experience with a freelancer, so I'd definitely stick to an established law firm if I were you.

Never pay a deposit without a preliminary contract that has been reviewed by your lawyer. That's how people lose money.

Some lawyers in Burgas offer a 'full package' service where they handle the notary appointment too. It saves a lot of stress.

Good point. Having someone to translate during the notary meeting is a lifesaver if your Bulgarian isn't fluent.

Check if the seller has a 'Certificate of Tax Clearness'-it's mandatory for the sale to go through.

Everything mentioned here is spot on. Take your time, don't feel pressured by the agent, and hire an independent pro.
