Hey everyone, I'm currently looking into buying an older 70-square-meter apartment in Sofia that needs a complete gut renovation. This includes redoing all the plumbing, electrical wiring, flooring, and bathroom remodeling from scratch. I am trying to put together a realistic budget before making any offers, but I keep hearing wildly different numbers from contractors. Could anyone who has recently gone through a full renovation share what the average cost per square meter is looking like these days for decent quality materials?

Hey! We just finished a 65 sqm apartment renovation in Lozenetz a couple of months ago. With current material and labor prices, you are looking at around 400 to 500 euros per square meter for a decent, solid quality finish.

That sounds about right. A friend of mine did a gut job in Mladost last year and it cost roughly 350 EUR/sqm, but prices have definitely gone up since then due to inflation on construction materials.

Don't forget to add a 15-20% buffer for unexpected issues. Older panel blocks in Sofia always hide nasty surprises once you start tearing down walls.

Completely agree with the buffer advice. We found out our plumbing was completely rusted and needed full replacement all the way to the basement, which added a huge chunk to the bill.

Finding reliable contractors in Sofia right now is honestly the hardest part, not even the money. Everyone is booked out for months.

If you are doing electrical and plumbing from scratch on 70 sqm, I'd budget at least 30k euros total to be safe. Materials are just so expensive now.

Check out local hardware stores like Praktiker or Masterhaus for a rough estimate of tiles and sanitary ware, but keep in mind builder discounts might apply if your contractor buys them.

Does that 400-500 euro estimate include custom kitchen furniture and built-in appliances, or is that just for the structural and finishing work?

Usually, that price per square meter is just for the renovation work and basic materials like flooring and tiles. Kitchens and loose furniture will cost extra.
